Welcome to Curbed Comparisons, a column that explores what one can buy or rent in the Hamptons for a certain price.
The Georgica section of East Hampton has long been a favorite neighborhood, with many high-profile homes, like Grey Gardens and the Pond House, recently purchased by Beyoncé and Jay-Z for $26 million.
Today, Curbed Comparisons is exploring what $7 million will buy you in the elite neighborhood, though admittedly, a few homes go over that budget just slightly.
327 Georgica Road: $6,400,000
The least expensive home we’re featuring today is asking $6.4 million. The 7,500-square-foot estate was built in 1998 and features seven bedrooms, seven full bathrooms, one half-bathroom, a professional kitchen with breakfast bar, and a covered dining veranda. The master suite features a private balcony and one of the five fireplaces throughout the home.
Outside, there is plenty of space for games, activities, and entertaining. There’s not only an all-weather tennis court and heated gunite pool and spa, but also a basketball half-court, pool house, wet bar, full outdoor kitchen, and bluestone terraces.
The home has been available to rent in the past, and came on the market for sale in September.
306 Georgica Road: $6,950,000
This pondfront estate stands 5,888 square feet in size with five bedrooms and six bathrooms on 2.7 acres of land. Inside, there are 23-foot high vaulted ceilings, French doors throughout, oversized eat-in kitchen with fireplace, and circular staircase that leads upstairs. On the finished lower level, there’s a wine cellar. The property features a heated gunite pool and 325 feet of water frontage on Jones Cove.
It came on the market in 2013 for $7.5 million, but was removed two years later. It was then listed for sale in 2015 for $8.25 million before bumping the price back down to $7.35 million three months later. Earlier this year, the price came down to $6.95 million, which is the current asking price.
52 Ruxton Road: $7,495,000
Standing 4,119 square feet, this is the smallest home featured. Built in 1987, the home has four bedrooms, four full bathrooms, and one half-bathroom on over two acres of land. Inside, there’s an octagonal breakfast room, fireplace in the living room, French doors that lead out to a covered porch, and a master suite with a private terrace and fireplace.
Outside, there’s a heated gunite pool, pool house with full bathroom, and detached three-car garage. An architect has drawn up plans for expansion, which, according to the listing, hasn’t been approved yet—but the photos include renderings of the plans.
