An Amagansett cottage with just 1,355 square feet asks $2.525M

It’s just a quarter-mile from the ocean

Built in 1965, the cottage at 27 Hampton Lane in Amagansett just came on the market in September for $2,525,000 under Sotheby’s International Realty listing agent Kristi Law. The home stands just 1,355 square feet on 0.42 acres of land with two bedrooms, one full bathroom, and one half-bathroom.

The home has been available to rent in the past for $70,000 per month. Last October, it was listed for sale for $2.85 million, but was removed after about six months on the market. In that time, the asking price hadn’t changed. The home last sold in 2012 for $550,000, and before that in 2001 for $499,000.

Located in the Amagansett Dunes, the property is just a quarter-mile from the ocean at the end of Napeague Lane. But if you don’t want to head to the ocean for a swim, the property has a gunite free-form pool on the property.

Interior features include exposed beams and a wood-burning fireplace in the living room, and a breakfast bar in the kitchen. The master bedroom has beadboard ceiling accents and a set of French doors that lead out to a private patio.

While the home is legally a two-bedroom, there’s also a lofted space that the listing suggests using for guests or as an office.
