Pool, spa, pool house and outdoor kitchen

Swanky! We actually like this new build on Hill Street quite a bit. The developer ("luxe designer and developer Nicholas DeMarco) and stager ("high-end interior design firm ASH NYC") used slightly less usual finishes and fixings: some painted wood, a kitchen that isn't an ocean of white marble, for example.

The house is 7000 square foot with six bedrooms and 5.5 baths: there's a first floor master suite with private terrace and a nice-sized master with balcony. The finished lower level sports a oak wine cellar, a rather nice entertainment area with fireplace and kitchenette, and a gym.

The yard "hosts multiple entertainment areas including a built in grilling station alongside an outdoor fireplace, a free standing pool house with full bath and outdoor shower" and there's the requisite gunite pool and spa.

Next question: if this place is so nice, why hasn't it sold in months on the market? We think the issue is the petite plot of land, only half an acre. For $6.5M, we'd want a property not actually on Hill Street and with more land. (This place is also being sold fully furnished; it wasn't before now. That should help with a sale.) Do you agree?
