Just One House from the Ocean in Southampton Village

"One house from the ocean" is slightly disingenuous as there's a several-acre reserve between this property and the oceanfront property. However, this property does offer the all-important deeded ocean access with a private path to the beach, and in addition to the reserve to the south, there's farmland on the east, so there should be quiet and privacy. The plot size is 1.84, which is an OK size—there's no tennis court but one could be squeezed in. Of course there's a gunite pool and a pool house with kitchenette, seating area and bath.

The house is a 6000sf Shingle Style by Francis Fleetwood. It offers six bedrooms, including a master with sitting room and his and hers baths, and 7.5 baths. It's a little formal and could have been staged a little less fussily (along with the addition of some pictures on the wall), but is basically fine as is. The basement is not finished, but does offer 10' ceilings so it would be easy to add a media room, gym, and so on.

Price for all this is $18.995M, which is reasonable. There are larger properties in the area for about the same amount, but the location of this one is better, so $19M is a decent starting point.
