Why can't this c. 1812 house find a new owner? It's been on the market for a year now and nothing. On the face of it, it seems charming, and includes period details such as beamed ceilings, multiple fireplaces, and old pine and oak flooring. The kitchen looks quirky but completely in keeping with the house. Of course it's currently set up as a legal office—could it be that the staging is holding it back? On 0.24 of an acre, the listing says it has room for a pool, and "Included in the sale is a barn which can be used as a garage, workshop or artist studio." Perhaps it's time to wield the pricechopper on the $1.395M ask, although that doesn't seem excessive either.
