Two acres

There’s a lot to like about this 1960 ranch: the relaxing interiors, the spaciousness of the open plan, the two fireplaces, the built ins, the ease of all one level...which is good because while the obvious idea is to knock it all down (the listing says "But with the potential for an 8,000 SF house, pool house and tennis court, an ambitious new owner might create something more befitting this gorgeous acreage"), we don’t think the asking price supports a new build.

Just down the road is another two acre lot asking just $2.2M. Of course, instead of knocking down, a new owner could raise the roof and renovate, but we still don’t see how that would work financially. If the owners reduce the price enough, the listing might tempt new owners into just enjoying the home as it is. There are three bedrooms and three baths in 1800 square feet. Your thoughts?
