44 Three Mile Harbor Road in East Hampton, the perennial restaurant/club spot, is for sale at an asking price of $3.5M. The space has been home to numerous restaurants/clubs over the years: the current Leo nightclub and Cafe de la Musique restaurant, Philippe and Sienna and SL East and Pink Elephant, Kobe Beach Club, Le Flirt, NV Tsunami, and we don’t even remember them all. This location has been a restaurant/club spot since the 1960s, and is actually one of the very few remaining legally zoned nightclubs on the South Fork.

Last time we remember the property was for sale, it was 2009 and the ask was $5.495M. $3.5M is obviously much more realistic.

The deets: the 5,000 square-foot building can accommodate a 100-seat restaurant and a lounge space with capacity for 300. Not enough space? The potential exists for the current building to be expanded to approximately 10,000 square feet. The property sits on .80 of an acre and comes with on-site parking. Don’t want to run a club? Other uses for the spot could be retail, office, professional services, studios, showroom, fitness.
