A $17M sale on Flying Point Road, Water Mill

Oceanfront and bayfront

This house struck us as McMansiony when we came across it the first time, so we never featured it on the site. But it definitely has some excellent features, most important, of course, being sited on both the ocean and the bay.

First, the pluses: there’s lots of space, with 5500 square feet and five bedrooms, including a maid’s. There are four fireplaces, including one outdoors. A second-floor gunite pool and spa, to maximize views, with an outdoor kitchen nearby with a dumbwaiter. A private walkway to the ocean beach including an outdoor shower. A dock on the bay for boats, jetskis, whatever.

The minuses: dumb, cliched Palladian windows. The upper-floor kitchen. The adobe fireplace. (In a vaguely Shingle Style house?) The spiral staircase in the master bathroom, which is inviting you to break your ankle. These are all fixable, we guess, but for $17M, we want to be in love.

Anyway, congrats to the new owners. Maybe rethink that spiral staircase.
