This modern Noyack new-build is yours for $3.65M

Simple clean lines and lots of light characterize this modern new build in Noyack, convenient to both Sag Harbor and Bridgehampton. According to the listing, the home is "sited on a rise which takes advantage of unique water vistas over the treetops from a rooftop living platform." No pictures, though. There are five bedrooms, 5.5 baths in 3400 square feet. Plot size is a relatively skimpy 0.58 of an acre, though it includes "a 15 x 45' heated gunite saline pool, a covered pavilion and a pool cabana with full bathroom." So far, so good.

There’s just something unexciting about the interiors. For example, the living/great room fireplace is just too small and uninspiring. And it’s the wrong shape: with so many long/low rectangles, the fireplace should be similar, and involve some kind of stone or fake chimney breast. The glass stairway and lantern rooflight are nice, but getting to the master bedroom, the private terrace is mean and small in size. Those are fixable issues, and the house does offer some nice features, such as the spa-like bathrooms and the finished lower level.

Which leaves us with the asking price, $3.65M. Too high, we say. What do you think?
