Pricechops Close the Deals on Two Montauk Properties

Two nice properties in Montauk, which have been pricechopped in the past couple of months, have just gone into contract. The first, a vintage property on Old Montauk Highway, had been on the market since January 2014, originally offered at $8.75M, but a cut down to $8M finally did the trick. The adorable three-bedroom cottage has a lot of history and charm. The house isn't huge at 2200sf, but it's built closer to the ocean than is permitted now, which is nice. There's also lovely mature gardens and a guest cottage. Best of all, the new owners plan to keep the property intact.

The second property, on Old West Lake Drive, offered great views from Star Island, around to the East Lake marinas, straight across to the Montauk Lake Club and down to the South Lake public beach access. Permitted plans for a 3500sf modern Robert Young-designed house (with pool) are included in the price, assuming the new buyer knocks down the modest midcentury house currently there. The property includes two separate plots within 1.76 acres, part of which is underwater, and one is empty, on which a guest cottage could probably be built.
