As part of Curbed's Micro Week, we're today looking at small condos and co-ops (under 1500sf) that offer great amenities to residents.
Of course the Montauk Manor, built by Carl Fisher, isn't new, but it still offers plenty of perks to residents. This tiny 467sf studio offers courtyard and pool vistas. The complex itself, which is 8.86 acres high on a high, offers fabulous waterviews on its manicured grounds, along with three tennis courts, activity fields, and indoor and outdoor pools. There's also a courtesy shuttle from the train station, a gym, conference room, and an on-site restaurant. Asking price is $159,000, with monthly maintenance of $1246.
Sag Harbor's new Watchcase development is loaded with amenities and luxury, but you'll pay for it. This 1273sf one-bedroom penthouse has two bathrooms and a 397sf corner terrace overlooking the landscaped interior courtyard, all for $1.99M. Amenities include a doorman, resident super, concierge, and a house driver in the summer. There's an outdoor saltwater pool, fitness and spa area, a lounge for private parties, an onsite bar, underground parking spaces, and separate storage area.
East Hampton's Dune Alpin Farm overlook rambling pastures with grazing horses. The complex also offers several pools and tennis courts. This two-bedroom co-op offers three great bathrooms with steam showers, a patio overlooking private reserve, and a woodburning fireplace. Total square footage is 1360, and the asking price is $950,000.
Back in Sag Harbor, this Bridge Street condo has just been renovated to a high standard. It's tiny at 670sf, but there's a woodburning fireplace, new kitchen, and private outside space with waterviews. Asking price is $699,000.
Ponquogue Manor is a new complex in Hampton Bays. It's waterfront, right on the canal. No pictures are available of the condo interiors yet, but we're promised luxury kitchens with Bosch appliances, decks and balconies with views, plenty of parking, a heated pool, and pet friendliness. This unit is one bedroom and 1.5 bath in 982sf. Price is "upon request," but last year we reported prices were expected to start at $599,000.
