There's Another Motel Battle Brewing in Ditch Plains

Last year, hotelier Sean McPherson (best known in the area for the Crow's Nest) purchased 11 Ditch Plains Road in Montauk for $1.1M. The parcel is a long, narrow lot with a single family house on it and a decrepit 8-unit motel, which was known in the 1970s as the Rogues Motel. The motel building is rapidly being renovated. According to the Ditch Plains Association, McPherson plans to open a new motel on the property. DPA strongly objects to those plans, citing concerns about quality of life issues and antiquated septic systems.

The snag, according to DPA, is that the area was zoned residential in 1984. The motel was grandfathered in as nonconforming. However, according to residents, the motel has been abandoned for many years, which means that its nonconforming status has expired, and no CO for preexisting nonconforming use can be granted by the town. Both sides have hired lawyers, so stay tuned.
