Why Not Drop $60M on Non-Oceanfront in Sagaponack?

When last we checked in with Zachary and Cody Vichinsky, whose new brokerage, Bespoke Real Estate, will focus on only very high-end properties, they'd promised to debut a new $60M non-oceanfront property. And here it is! They say it's "a one of a kind opportunity to own the largest compound setting with adjacent reserve in Sagaponack." (Is that Mr. Rennert coughing we hear?) The property is 16 acres, with three lots for your three buildings and 10.5 acres of reserve. "The compound will feature a stately principal dwelling, separate guest home, and recreational pavilion" with pool and tennis. The main house will be 10,000sf and the guest house 8,400sf. Already feeling cramped by that? Repair to the recreational dwelling, which "will be the epicenter of the properties and the focal pout [sic] of fun summer days." Each will be built by Jay Bialsky in a modern style. What do you think?
