Yesterday we received an anonymous tip: "39 Mill Hill Lane is in contract. 1800sf asking $2.25mm. Just pointing out after all the Sherrill Road back and forth ["Handsome, Ambitiously Priced New House in EH Village"] about a small house etc and asking price. Granted Mill Hill isn't on train tracks, but I'm just saying..." OK, so let's compare the two properties. The Sherrill Road house is a new build, 2250sf with four bedrooms and 2.5 baths. Two of the bedrooms are in the basement. Asking price is $1.795M. The Mill Hill Lane property is a 1920s cottage, 1800sf with three bedrooms and three baths and an updated kitchen. Asking price is $2.25M. (We don't know the actual sales price.)
Mill Hill Lane is a very pretty street, nowhere near the train tracks and also not practically right on Newtown Lane, unlike the Sherrill Road house. The Mill Hill Lane property also is 0.18 acre, again small, but almost twice as large as Sherrill, which is 0.10 acre, and there is a gunite pool, which the Sherrill Road property won't ever have. Mill Hill Lane is a smaller house, but none of the bedrooms are in the basement (we assume it has a basement).
We think Mill Hill Lane is worth the extra $450K with the better location, more land, and pool.
