Question for this group - why is there so much hating on North Sea and Noyack? Why such a huge value disconnect versus other north of the highway communities east of the canal? It is close to Southampton village + Water Mill which command premium pricing, close to NYC relative to other less desirable locales like the Springs, has some decent bay beaches (no better / worse than the much pricier Sag Harbor), etc. Seems to me like it would be a good value buying up there relative to north of the highway Bridgehampton / East Hampton / Amagansett. What am I missing? So what do you say, folks? Got any answers?
