Is Town Line Road the Hot New Hamptons Address?

We've been hearing for quite a while now that Hamptons buyers want their houses to have an expansive, open setting, that the reason Sagaponack is the hottest market is because of the rolling farm views. Broker Gary DePersia says that Wainscott, particularly Town Line Road, is poised for increased popularity, "challenging the supremacy of Sagaponack." He's just sold three new-construction listings totaling $45M on Town Line Road in the past five months. He told us, "Each side of Town Line Road has the same open, farmy and beachy feel. Yet there is more room for growth on the East Hampton side where the town has been more generous with less building restrictions as compared to the Village of Sagaponack. New construction is king on both sides of the road."

In Wainscott, two contiguous new homes were built in late 2012 and 2013 on Town Line Road. They were listed at $16.95M (above) and $14.9M (below).

The first closed in June, while the second, built in 2013, went into contract two weeks after completion.

On the Sagaponack side of the street is a $13.95M new house completed in 2013 that closed in late spring. It's a 6000sf modern barn with a tunnel to the original 1840s farmhouse, now restored to serve as guest quarters.
