Beloved Curbed whale Michael "Big Hirt" Hirtenstein is now in contract to purchase 234 and 230 Old Montauk Highway. This spread has been languishing on the market since 2007 and has endured a number of pricechops: from $35 million, to $25 million, and then to $19.9 million. The contract clocks in at $13 million, according to the NY Post, and that includes approximately $1 million of midcentury furniture and a Crestron audio/visual system thrown in.
The sellers are Kenneth and Jeanne Levy Church, philanthropists who were victims of their Old Montauk Highway neighbor Bernie Madoff.
The four-bedroom, six-bathroom house with a pool on four acres comes with 300 feet of ocean front. Also included is a 2400 square foot guest house. Architect James Biber designed the award-winning compound. So why did the property take so long to sell? As we noted in 2011, "the home is 'small' compared to other East End estates, as agent Michael Schultz puts it. But it also might be because the 'architecturally unique home doesn't necessarily have mass-market appeal,' which the architect recognizes."
