With the topic of the confounding pricing of area homes fresh in everyone's minds, we wanted to draw your attention to yet another property that seems destined to languish without the injection of realistic expectations.

This "classic architect's inspired glass house" recently entered the market for $7.47M. It offers 3200 sq. ft. of living space, three bedrooms, two and a half bathrooms, and a deck that overlooks a 51 foot-long (non-gunite) swimming pool with pool house. The only thing justifying (we use that word loosely) the price is the 1.9 acre property itself. It overlooks "glorious Gardiners Bay with views stretching from Gardiners Island to Montauk" and borders "acres of nature preserve." While the views must certainly be nice, the pricetag seems intent on making sure no one but the current owner will be enjoying them anytime soon.

So...anyone care to weigh in on what the seller should be asking?
