$6.75M On the Bluff Parcel Really Just A 2-For-1 Special

Today, the North Haven land market brings us 340 feet of undeveloped waterfront bliss. Touted by power-brokers Susan and Matthew Breitenbach as a "rare" listing, the four-acre spread is apparently the last undeveloped parcel in this section of North Haven. And it happens to sit on a private road in a private association. No turn-down service, just privacy please!

Even though it's being marketed as a "once in a lifetime opportunity," the listing actually consists of two contiguous parcels, each with a little under 200 feet of waterfront. Better make that twice in a lifetime. Turns out Sag Harbor resident Martin Harding purchased the lots in 2004 for $3.125 million a pop, and is now listing the package deal for a healthy $6.75 million. With neighboring properties selling for $6 million (for example this one), you could maybe make a buck here.
