There's a world of difference between north and south of the highway and this under-construction M & M Luxury Custom Home is a terrific example of just that. Even though it offers more acreage (6.6 vs. 4.3) and is only a quarter smaller (6000 sq. ft. vs. 8000) than the listing we featured earlier today, its ask is less than a fifth. For $3.995M, the place is offering the following "copious amenities":

"A dramatic double height entry [that] leads to the great room with fireplace, formal dining room, custom built kitchen with adjacent living room and fireplace, guest bedroom and a 3 car heated and tiled garage. Upstairs, the master wing, stretching from front to back, offers fireplaced sleeping chamber, a pair of walk in closets, luxurious bath and its own covered balcony. Four additional bedroom suites and a laundry room complete the second floor. A finished lower level offers almost 3000 sq foot of space that includes home theatre, living room, wine cellar and 2 bedroom suites"The property also features a heated gunite pool (of course) and a sunken tennis court. What the listing doesn't mention?not that we can blame Gary DePersia for the omission?is that this home is directly in the flight path of the East Hampton Airport. It may be a M & M's "best floor plan to date", but the buzzing of summertime air traffic would make it difficult to enjoy. Listing: M&M in Sagaponack
