Located a short distance to the village of Sag Harbor is this "lovingly maintained" two-bedroom/one-bath in Noyac. While the 850 sq. ft. residence doesn't have much going for it (save the "back deck for dining under the stars") , we do appreciate the listing's use of before and after "pictures". They make it possible to kinda, sorta, maybe almost envision what can be done with the place. Unfortunately, the $419K ask is much too high (especially for only .18 acres of property) so anyone up to the challenge will probably be scared off.
