Bridgehampton's $19.75M "Edgefield" Has Found A Buyer

New, 5 comments

Another week, another pricey Hamptons property finds a buyer. This time, the news is coming from Bridgehampton where someone is about to pay an as-yet-unreleased amount for the James Michael Howard-owned and -designed "Edgefield".

When Mr. Howard put the home on the market in May of last year, it was still being built and only a few pictures and plans were available. To compensate, the listing agents went into overdrive with the superlative-laden brokerbabble. Check out how Brown Harris Stevens' Martha Gundersen describes the place:

"The Edgefield Estate by James Michael Howard Inc., situated in the prestigious Highland Terrace - Bridgehampton South Area, exemplifies design that is beyond art and science. To be completed fall 2011, the home will be set upon 2.7+/- acres of meticulously landscaped grounds featuring a Har-tru tennis court, distinctive pool, large guest/pool house and cabana with an amazing entertaining area overlooking the pool, and countless specimen plantings of trees, shrubs, and flowers thoughtfully placed to accent this stunning setting with magnificent gardens. The main house conceived exquisitely and seamlessly to resonate with authenticity and strength , at 10,094+/- sq. ft., with custom masonry and woodwork of the highest standard throughout, will host 7 bedrooms, 9 full and 3 half baths, 7 fireplaces, stunning living room, expansive gourmet kitchen, formal dining room, and parlor. The bathroom floors have exquisite terrazzo floors, large slabs of limestone mud set for strength and durability, and custom mosaics of measured perfection. Radiant heated floors in both the master baths. Additionally offering a panelled library, and Dining Room, wine cellar, massage room, theater, exercise room and steam shower. Utilizing systems like geothermal air conditioning for their high efficiencies, along with natural gas for its unmatched heating capabilities, and reliability."And that's just half of it! Gary DePersia's representing the place too. His copy is always gushing, even more so this time around.
"'One of life's greatest luxuries is to own and to live in a great estate where we can breathe and relax. A place to enjoy with those we love the most. Where memories and friendships are formed to own forever' explains James Michael Howard owner and designer of Edgefield...Sprawling across 2.6 acres looking over farm fields to the south and the ocean beyond, this 12,500 +/- SF, 7 bedroom estate is Jim's vision of the perfect house. Upon entering the property, the arrival court welcomes all with warm stone paving and intricate plantings. An intimate foyer and paneled galleries lead all across French limestone floors. The formal living and dining rooms have a multi-layered design aesthetic that includes coffered ceilings, elegant moldings and French limestone mantles. The library secludes the master wing from more public areas. Luxurious fixtures, cabinetry, custom moldings, a bespoke wooden mantle and beams are the hallmarks of the master wing. The master bath has custom mosaic marble flooring. The kitchen offers professional appliances while the morning room opens to the covered patio with fireplace. Upstairs a guest master shares the 2nd floor with 3 guest suites, an office and laundry room. The lower level has recreational spaces, media, wine and exercise rooms as well as a living room with fireplace, two staff suites and kitchenette."Any guesses on what the final purchase price will be? We don't expect it will go for the current ask, but it'll probably be pretty close to it. · Listing: 329 Highland Terrace [Corcoran]
