Selling At A Loss In The Village Of East Hampton

Unlike the Sag Harbor home we featured yesterday, this three-bedroom in East Hampton isn't even attempting to break even. It was purchased by its current owner in May of 2007 for $2.25M and has just entered the market with an ask of $2.1M.

Although described as "perfection" in the brokerbabble, the home is kind of a mixed bag. The location?north of the highway and right off of Newtown Lane?isn't what we'd consider desirable...nor is the minuscule .22 acres of property. And the lack of photos showing the front facade is a little worrisome. What we can see of the residence itself, however, is pretty sweet. Weighing in at 2000 sq. ft., it offers an eat-in country kitchen, formal dining room and French doors leading to a private patio overlooking the gunite pool (with pool house). The listing also makes a strong case for the benefits of staging: the interiors look great.

Unfortunately, the items in the "pro" column don't do enough to offset the more than $1000/sq. ft. the owner's currently hoping for. Expect to see a pricechop or two before a buyer is found.
