What's That House Doing On This Incredible Piece of Property?

Hitting the market for the first time since being built in 1996 is this 4000 sq. ft. contemporary on Sweet Briar Path in Southampton. The $7.5M listing describes the "fabulous summer rental" as having an "open floor plan [that] includes a cathedral living room, fireplaces, a kitchen*, screened-in porch, 6 bedrooms, 3.5 baths, and [an] attached 2-car garage." Though, looking through the house photos, the word "underwhelming" comes to mind.

However, it's not the residence that's going to sell the place...it's the property itself. The south-of-the-highway waterfront parcel weighs in at a hefty 4.20 acres and offers 460' directly on the Shinnecock Bay and about 770' on Far Pond. There's also a pool and tennis court which could most likely be incorporated to whatever design the new owner dreams up. We're a little concerned about the potential of flooding, but this looks like a great place to construct something truly fantastic. Thoughts?
