Earlier this week we were having a difficult time figuring out why a gorgeous home in Montauk has been unable to find a buyer. Fortunately, Curbed readers were there to help us out: "Perhaps it isn't selling because of its very proximity to the ocean. Its front yard ends at a sand bluff that because of erosion is advancing towards the house a couple feet per year. The home's long term value will decline as the front yard diminishes until the home itself is threatened (as some of its neighbors on Surfside Ave are)." Makes sense to us. [Curbed Hamptons]
