It may have been "renovated and updated in the spring of this year," but there is just no possible way that this home will command this much. For the sake of argument, we're going to say the land itself is worth about $1M (we're being extremely generous here). That means they're valuing the home at more than $800/sq. ft. Which, judging by the pictures, is definitely not the case. Even if you can sit in your living room and be "memorized' (sic) by water views," it's just not worth the price.
