In Listings: Cursed Philippe/Lily Pond Space Hits the Market

44 Three Mile Harbor Road, the ever-doomed restaurant space in East Hampton, has hit the market for $5.495 million. The former home of Kobe Beach Club, Le Flirt, NV Tsunami and countless other culinary wonders was listed by Corcoran on Tuesday, possibly signifying the end of the Philippe Chow/Lily Pond current reign. To the description!

Great investment opportunity to own commercial space in the Village on Three Mile Harbor. Currently a fully functional and legal pre-existing restaurant and lounge. Large building, outdoor bar/dining areas, full service kitchen, and plenty of parking. Completely renovated in 2007. Possible expansion and/or different use such as office or retail. For Sale or Lease.
The 'for lease' offering seems to say that Philippe will be soon gone, seeing as it's completed the one-season requirement of all restaurants that dare to test out the building's cursed dining room. The neighborhood could debate this 'plenty of parking' claim, but the thought that the space may give up its failed restaurant/lounge dreams all together could be enticing for them, to say the least. Sadly, the awkward, traffic-heavy part of Three Mile Harbor Road that it sits on will most likely make it a hard sell. That and the fact that the exterior has been repainted so many times the walls must be crumbling.

N.B. The listing photos appear to be from the 2007 Le Flirt era. Let them seduce you with their French charms.
